Every project we undertake here at Metro Architects has five architectural phases, no matter how large or small it is. This process is an industry standard that has been established as the ideal method of executing a project. Through all of our years of experience we have adhered to this process and clearly outlined all of the steps from each phase in order to optimize our architect design services. These exact steps ensure the project is completed as quickly as possible without sacrificing the quality or causing things to have to be redesigned. Often times, in the architect design process, steps are omitted. This causes costly delays and can be very upsetting. For this reason, any architect services that we deliver, strictly adhere to these tried and true architectural phases.

We have found that often, architects will try and deliver "Abbreviated" architect design services. This stems from several causes. First, they don't have a full understanding of the architectural phases and the work to be done in each. Second, the "Abbreviated" architect services appear to cost less money to the owner. These are often costly mistakes. When parts of the architectural phases are omitted, this leads to projects having to be redrawn, projects not making through the review process to receive permits, costly changes during construction and unexpected expenses due to limited drawings and specs. These all add up to costing the owner much more that simply employing the full process of the architect design services from the beginning. The architect design process is an exact set of steps that leads to the overall success of the project. There aren't steps that can be left out, or shortened. Keep in mind, the purpose of architect services is to create buildings that would last and provide for years to come. You should ask yourself, can the architect design something that will mold form with function and style with use all while creating a structure that will stand the test of time? When the architect design services become "Abbreviated" it threatens the overall success of the project and the results are far from what was desired.

When it comes down to creating a place to live or work or which you can sell someone else to live or work, you can't accept any old thing that was just thrown together. Something that was drawn by someone that doesn't have a full understanding of the complete architectural phases will not save money or quicken the process. It will cause the opposite. Below is briefly outlined the architect design process. Review it so that you have an understanding of what to expect when you are looking to acquire any architect services.

  1. Pre-Design Phase: We establish the scope of the project, taking into account the Owner’s program, financial and time requirements. Site-related limitations and requirements for the project are established.


  2. Schematic Design Phase: The general scope, conceptual design, and the scale and relationship of components of the project are established. The site is planned and the owner is consulted in order to establish a design to pursue.


  3. Design Development Phase: The size and character of the project are further refined and described, including architectural, structural, mechanical and electrical systems, materials, and other elements as deemed appropriate. Durring this stage the owner is also asked to approve the selections and included systems and finishes.

  5. Construction Documents Phase: Work requirements for the project are set forth in detail. All aspects of the drawings are completed. The drawings are fully prepared and able to be submitted for bidding and permits. During this phase we have the strictest quality control process yet for the project, this ensures what is produced at the end is a fully completed set of drawings.


  6. Contract Administration Phase: Bids or negotiated proposals are solicited, obtained, and contracts are awarded. Plans are submitted in order to receive building permits. Coordinate with contractors answering any design or constructions queries; debugs anything that might come up. During construction we verify completion of stages, after construction we provide punch lists and assistance in owner’s use and occupancy of the project.

At Metro Architects, we have an online project tracking system that enables the owner and any other parties involved in the project to monitor the status of the project on a day to day basis to see what is occurring, and if they are needed for anything. In this way, the architect design services are fully orchestrated between everyone.
